Home Decor Inspiration

While showing a listing the other day, I couldn't help noticing some great decor pieces throughout the home. The great thing about it was that there was no theme, the pieces didn't all match, some were traditional and some were modern. You could tell the pieces were collected over time and probably rearranged throughout their stay. A few decorating tips: A room should never be done. Don't be afraid to move things around within the room and even into different rooms as your moods and tastes change. It's okay to mix textures and styles. Put an antique lamp with a modern painting or a funky statue with a traditional rug. Most importantly, be true to yourself and buy what you like! If it speaks to you, it will find the right place in your home! Here are a few pieces from my recent showing.

In honor of Valentine's Day, I asked a few readers to share what decor pieces they LOVE in their home. Check out their sweet favorite picks!

Chris loves her covered cake plate. "I don't care to cook, but I do like baking. Putting the treats in this makes them more special and makes for a pretty display. It's one way to display my love for my family and for that yummy deliciousness!"

Amy loves this pretty painting she bought at a starving artists sale. "I found a great entry table at World Market and this looks perfect above it. The calla lillies are simple and I love stripes."

Michaela's in love with this custom oversized, wingback chair and ottoman by Thomasville. "We chose the red leopard fabric because we didn't want the chair to seem too stuffy or serious in our colonial home. Every time I look at it, it makes me smile! I think the people at Thomasville thought we were nuts when we chose the fabric, but pushing the envelope doesn't bother us!

Maisha's love is this fabulous garage sale find! "I painted it black and added crystals and greenery to it. It really gives my master bath a touch of grace!

My favorite piece is this milk glass bowl with lid that I found at an estate sale. It's just so pretty and I adore it. I plan on buying more like this as I run across them.

I was lucky enough to help Ellen and Brian purchase their Prairie Village home a few years ago from the original owners. While leaving the original charm of the home, they've worked steadily to update the home to their taste. Recently, Ellen, a style blogger at White Table Style, was gracious enough to let me take a few pictures of her fashionable pieces.

A group of senior citizens from Meadowlark Estates recently performed a flash mob at the Target store in Lawrence. Hooray for the Holidays!

Last week, Drew and I went to Mission Farms to support Variety Childrens Charity at Hooray for the Holidays. Young Variety is dedicated to bettering the lives of special needs children in the Kansas City area. The fun night included sliders and Boulevard Wheat at Blanc, a wine tasting and art viewing at Artichokes, a raffle, Christmas tree lighting, full choir and drum line and one lucky special needs kiddo riding off with a new bike! Did I also mention that Santa made an appearance?! It was a great way to kick off the holidays!

Bathroom Remodel

Updating your kitchen and bathrooms are two of the best improvements you can make to your home. While recently remodeling our bathroom, we went for a clean, modern look and we love how it turned out!

We started with a clean slate and had the bathroom painted a crisp white. We purchased this modern light fixture from Rensen House of Lights and since it was a floor sample, we got it at a discounted rate. The round mirror came from I.O. Metro. They have great prices there!

Here's a close-up of the light fixture. Each light has crystals that hang inside the shell. Very chic!

We got rid of our old pedestal sink and replaced it with this new vanity and sink from Nebraska Furniture Mart. This was also a discounted purchase as it was a floor model. It's great for storing cleaning products, toiletries and the bottom drawer is perfect for keeping magazines out of sight.

Since we went for white walls, we wanted to add small pops of color through-out the bathroom. The modern towel with grays, white and sea foam blue was a great find so we bought a small set of hand and bath towels!

The shower walls were stripped and replaced with white subway tile and a dark gray grout. White grout can discolor easily and I like that the gray grout really makes the white look bright and clean. The pictures below are before and after. What a transformation!

Before the remodel, our tub was an ugly blue gray and I detested it! We had it re-glazed a bright white and the contractor, Bob Jones, was awesome! I highly recommend him! Please contact me for his info.

We also used Bob to install new glass shower doors. Our dog, June, was especially fond of him!

I found this icy blue rug at TJ Maxx and love the fun texture it adds to the room!

A big chunk of the bathroom cost was the 12 x 24 inch tile we found in Martin City. You can see it better in the mirrored doors below. It's a light gray with subtle grooves in it. We love it! We bought this dresser/console at Nebraska Furniture Mart for more storage. This was a fabulous find!

For decor, I have a framed picture, red crocodile style leather tray with a damask printed candle and a ceramic pagoda. I think it's best to choose things you like, not just what you think looks good. I adore the pretty pagoda!

I found this charming frame with vintage script and framed the picture below from our wedding. Hundreds of the captivating jade vine hung from bamboo at our wedding ceremony at The Southeast Botanical Gardens in Okinawa. I love that it adds the perfect color to the room and of course, that it evokes such happy wedding memories!

The Happiness Project

Who doesn't want more happiness in their life?! I personally can't get enough and am really enjoying Gretchen Rubin's The Happiness Project. Is anyone else reading it or doing their own Happiness Project? The book chronicles one woman (who happens to be a Kansas City native) and her one year mission to increase her own happiness. I highly recommend the book and promise you won't be disappointed. In fact, I promise you'll happily pass the book on to your friends. The book is easy to read, motivating and inspiring. I've even dusted off a pretty green journal that I bought back in February and soon after neglected. I am newly dedicated to having quiet time each morning to meditate, ponder happiness and take notes to get my mind focused on a good mood, productive kind of day. I chose not to let my pretty journal just sit there, but look even prettier as a result of a little wear and tear and used pages. A few things I've learned from as well as new commitments I've made as a result of The Happiness Project:

Be me and like it! Embrace the non-stop picture taking, collecting pretty pictures from magazines, buying fabulous things from garage sales even if you have nowhere to put them, calling my sister, Kei, "Kitchen" because it makes me smile.
Say yes more often and no less often.
Make more time for friends and family.
No nagging!
Show proofs of love.

One other thing I truly love is getting together every month with my girls from Happy Endings Book Club. Can't wait to see you girls tonight for book discussion, life catch-up and of course, drinks!

This Halloween, we're watching the Chiefs play on Monday Night Football and having a quiet night in with the dogs. The weather couldn't be more perfect and we have the windows and doors open to enjoy the cool fall air. My Japanese maple tree has just turned a vibrant red and it's gorgeous! Looking for the perfect lunch spot in Prairie Village? Let me introduce you to Bloomsbury Bistro! After a quick (or long) browse through treasures old and older at the Mission Road Antique Mall, you'll find yourself wandering towards the tantalizing smells coming from bistro owner and chef, Cari Jo' Cavalcante's kitchen. The talented chef has owned the joint for ten years and was a 2010 Women Who Mean Business Award honoree and lives up to her respected reputation. You can't miss the bistro- just look for the hand-painted murals and white linens surrounded by bright colored chairs. On the front of the menu reads the undeniably true statement by Virgina Woolf, "One cannot think well, love well, sleep well, if one has not dined well." One of the best things about the menu is that it features seasonal and local ingredients. From the quiche of the day to the pie special, you'll be in love at first bite! My all time favorite is the bistro turkey sandwich. I can't help ordering it almost every time I eat there! Oven roasted turkey, fresh ripe pears, bacon and soft brie- it's heaven on a plate! If turkey's not your thing, go for the salmon and goat cheese salad. The stars of the dish are supported by amazing puff pastry, lemon chiffon dressing and tomato-corn relish. Did I mention that there's not a thing on the menu over $8.75? Heaven on a plate, I tell you!

Happy Earth Day!

Want to help save our beautiful planet? Are you recycling yet? If not, try starting today. Don't throw those plastic water bottles out- toss them in a recycle bin at home and work. It's one of the easiest ways you can reduce your carbon footprint. Drew and I are down to 1-2 small trash bags per week, with our curbside recycle bin more full than our curbside trash bin. In addition to recycling plastics and papers, you can recycle your glass at one of the many Ripple Glass collection sites. If your office doesn't have a recycle bin for plastics and papers, ask them to provide one.

Here are a few other simple ways you can be more earth friendly:

Start a garden- Food never tastes better than when you've grown it yourself! If you don't think you have a green thumb, start small by growing one tomato plant in a garden or a container. Other easy garden starters are fresh herbs as these can also be grown in the yard as part of your landscaping or in a container. Once you start gardening, I guarantee you'll be addicted and expand it each year!
Eat locally grown foods- My favorite place in Kansas City is the City Market! Open since 1857, the KC City Market is one of the largest and most enduring public farmers' markets in the Midwest! Eating locally helps maintain farmland and green space in your area. Money spent with local farmers, artisans, locally-owned purveyors and restaurants helps build the local economy instead of driving the money to a corporation in another city, state or country. Up for the challenge? Click here to learn more. Help your neighbor and eat local!
Donate clothes and toys to the Salvation Army. This reduces landfill waste and it's a tax deduction!
Reduce your water use by turning the water off when you're brushing your teeth instead of letting it run. That minute or two makes a big difference!
Look for and use green cleaning products including cloth towels instead of paper towels.
Encourage your kids to be green friendly with these tips and ask them what they've learned about it in school. They can probably teach us a few more things about taking better care of our earth!

For St. Patrick's Day, I made a proper Irish dinner for my cute Irish husband his parents! On the menu- corned beef served with sauteed kale, boiled cabbage, potatoes and soda bread. It was fun and delicious, if I do say so myself!

Dog Days of Winter

A few precautions to keep in mind for your dogs in the winter:

A little play time outside is okay for dogs, but remember to limit their time outdoors. Low temps with wind chill and snow can cause frostbite on their ears, tail and feet. If it's too cold for you, it's probably too cold for your dog.
Dry your dog off if it gets wet from snow or rain and don't forget their paws. Doing this will help prevent cuts and cracked pads. Use a little petroleum jelly to help soften pads and prevent further cracking.
Don't leave your dog alone in a car. It's too cold for them when the engine's turned off and when the engine's left on, the carbon monoxide endangers the dog.
Watch out for antifreeze and rock salt in the winter time. Antifreeze smells and tastes good to dogs, but it's highly poisonous and can be lethal. Rock salt will irritate your dog's footpads. Make sure you wash and dry your dog's feet after a walk.

Doing these things will keep your pooch happy and his tail wagging!

Best Year Ever!

Have you thought about what you want for yourself in 2011? Last year was filled with great happenings for me, including marrying my love, an unforgettable trip to Okinawa, Japan, another great year in real estate and the arrival of my adorable new nephew, Jarrett! I am grateful to have the best family, friends and clients who made last year a success! With such great momentum from 2010, I feel energized with the new year and can't wait to make things happen! I've thought a lot about what I envision for 2011 and have taken the first steps to see things through. To help me track my goals, actions and successes, I'm using a workbook, Design Your Best Year Ever, and it's already proven to be a great tool for me. I can't wait to start putting a check mark next to my big and small to-do's! A few of my goals (put simply) are to have my best year yet in real estate, buy a new car, take 3 vacations this year and also plan a trip to Okinawa for 2012, get all my photos archived, organized and scrapbooked, show gratitude, give back and to get into great shape and feel like a million bucks! I'm excited to get things going! When you see me or talk to me, help me out and ask me how I'm doing with my goals and we can celebrate our good news together. Cheers to a great year!

I've started a new patio project that I'm pretty excited about. Not only is it more outdoor/garden work, which I love, but it's an inexpensive home improvement project. Right now, my patio is made up of 3ft x 3ft cement squares with pea gravel and small stones in between. As you can see, it's not very attractive to look at. I envision a modern looking patio with moss in between the squares.Because my patio gets more sun than shade, moss is not ideal. I started planting minus thyme in between each of the squares. It may not look like much now, but I'm told that the thyme will quickly spread and have no problem growing over the small rocks in its place.

Ideally, the patio will end up looking more modern and green, similar to the one below. Wish me luck!

Christmas in Kansas City

My day after Thanksgiving was spent with the family at Crown Center. I have yet to visit Crown Center at Christmastime, but I definitely plan on making it an annual trip from now on! We saw ice skating, huge Christmas trees, wreaths, nutcrackers and more. And that was just outside! Once we headed inside, we had lunch at A Streetcar Named Desire before exploring the shops. After burgers and fries, we stopped to see the gingerbread village display and went to the Crayola store. We also visited the Hallmark Museum, which was very cool, and played at Kaleidoscope. The day ended with Thanksgiving day leftovers for dinner, which I think I might enjoy even better than the meal on the big day. Needless to say, it was a wonderful day and I highly recommend Crown Center at Christmastime. I promise you won't be disappointed!

We were surprised to see so many people when we walked into the Mission Road Antique Mall this past weekend. They were doing a holiday open house and the place was packed! In addition to the usual great antiques, we saw some fun vintage holiday ornaments as well as holiday treats being offered around every corner! My New Project...Origami Cranes

The tsuru, or Japanese crane, is a symbol for long life and happiness. I have fond memories of sitting at the table with my mom, drinking ocha and watching her fingers working carefully to make the delicate origami cranes. You can't help but smile when you see them and I think they'll be a perfect way to help celebrate a special and happy occasion. So, I've decided to make 1,000 origami cranes and use them at our wedding reception! It will definitely be a labor of love! I made my first one last night and though it doesn't look super sophisticated, I'm proud of myself for making it correctly on my first attempt! I want to do all the cranes in shades of cream/white and soft pink, but I've had trouble finding the right paper. I'd prefer to use true origami paper, but they don't sell packs of all white or all pink paper. I tried this one with vellum paper and it proved to be too thick for origami use. I did find out that my family in Okinawa is going to start making some for me and then I can ship them back home when I'm in Okinawa. I'm thankful and excited that they've offered to make some for me! I can't wait to be surrounded by a sea of the captivating cranes while celebrating with the ones I love!

Hiding an Eyesore

I have been meaning to hide this awful eyesore since we moved into the house almost 4 years ago. It sits on the side of the house, by the garage and is visible from the curb. Luckily, Drew's car hides it most of the time, but just knowing it's there has always bothered me. I finally did something about it and am thrilled with the results! My solution? A planter, of course!

Garden Update #2

One of my favorite things to do when I wake up each morning is run outside and check on my gardens. My tomatoes are doing great! I have two plants with regular size tomatoes and one plant with cherry tomatoes. I really wanted to try several different varieties, but thought I might be biting off more than Drew and I can chew, especially since it's my first year at growing them. I love watching the tomatoes get bigger each day and am constantly checking for new tomatoes to come in. I also have a chocolate pepper plant that's doing really well. My cucumber plants are growing taller every day, but no signs of the little guys yet. I can't wait til they start to really take off! I'm disappointed to say that I won't have any fresh corn this year. They did great from seeds, but I think I transplanted them too soon and they just didn't make it. I truly feel bad that I let them down. On a brighter note, my hostas are more beautiful than ever! Some of them have five to eight flower spikes each! I split some of them earlier this summer and will have to split the remaining 50+ hosta plants next year. They're all so enormous! I also have another planting project that I haven't started yet, but will be posting that soon!

A Day with Mom

A few weeks ago, I spent the day with Mom. I picked her up at home and we walked her garden so I could brush up on my plant recognition. In addition the tomato plants she put in, she had at least 30 cherry tomato plants just come up on their own this year! She also has sugar snap peas, several varieties of cucumbers, mustard greens, shallots, onions, corn, red leaf lettuce, chives, parsley, string beans and so much more! She even has Japanese shiso leaves! After walking the garden, we went to Family Center, picked up some iced tea at Flying J and then headed back out to more of my familiar areas. We had a great lunch at Blue Koi (except for the ridiculously expensive tea). It was such a nice day to eat outside. The best part of lunch was dessert- sesame puffs filled with sweet red bean paste. It was a great day!

Pet Tips for the Dog Days of Summer

Did you know that in addition to overheating and dehydration, dogs and cats can get a sunburn? Here are a few tips for taking care of your pets during the warm summer months:

It's not okay to leave your pet alone in a car, not even for a quick errand. Even if you leave the windows open for them or are in the shade, a parked car quickly becomes a furnace for your loved one! If you notice a dog or cat in a parked car, kindly remind their owner that it's not safe.
When traveling with pets, make sure you have cool water for them and give them frequest water and potty breaks.
Keep pets away from insecticides and other chemicals. Coolant and other automotive liquids are also very dangerous for pets as they are attracted to their sweet taste. It only takes a very small amount to be fatal for your little buddy.
Keep your pets indoors during the heat of the day. Let them play or walk outdoors in the morning or evening, when it's cooler out. Also hold off on these activities after meals and humid weather.
Don't let your dog or cat stand on hot asphalt when the temperature's high. This causes their bodies to heat up quickly and their sensetive paw pads can burn. If your dogs are used to daily or frequent walks, make sure you do it when it's cool out (morning or evening).

Garden Update

Just a quick update on my gardening- I finally planted a small herb garden. On the menu- garlic chives, oregano, parsley, rosemary, lemon basil and pineapple mint. I don't usually cook with fresh herbs, so I'll have to do a little research on that as well as trial and error. I planted my tomato plants just a few weeks ago and already have little regular and cherry tomatoes on the vine! They're so cute and I love watching them grow bigger and bigger every day! In addition to the small vegetable plants I put in, I also decided to try to grow a few vegetables from seeds- radishes, corn and cucumbers. I have to say, I was pretty surprised and pleased that they all sprouted! I made the mistake of putting too many seeds together at first because I wasn't too confident that they would sprout and now I have a million radish sprouts! And the corn! One day I was staring at the ground thinking they weren't going to come up and then they next day, there they were! It seems like they grown an inch every day! Now that the seed vegetables have all sprouted, I've spread them apart to give them room to grow. I'm keeping a close eye on them because they're so fragile right now. In addition to the vegetables doing well, my hostas and flowers are all taking off too! As you can see, the hostas are flowering and they look beautiful!

Instant and Inexpensive Curb Appeal

First impressions are important...especially when it comes to real estate. Curb appeal can be an inexpensive way to make your house stand out from the rest! Below are a few examples.
A fountain is a great way to add an eye-catching focal point to the entryway of your house. Water features add interest, soothing sounds and can set the tone for calm energy for your guests entering the home. Styles range from traditional, cottage-like, tropical, Asian-inspired, contemporary and more. Fountains can fit into any budget, big or small and even free (by making your own)!

Planting perennials is probably the most inexpensive way to add curb appeal to any home. These hostas are great for the Kansas City and mid-west area as they are very hardy and easy to take care of. These particular hostas have large, showy leaves and will soon have pretty white flowers spike out of the centers. Another great thing about hostas is that they grow larger every year so you can split them off and add them to another garden area. After a few years, you'll have gotten 2-3 hostas from just one plant!

One way to stand out from your neighbors is to add a rock garden to your landscaping. This is a great way to add different texture and color to your yard. In this example, we have flat, dark gray rocks to go with the contemporary feel of the house. The sun coleus plants in the square-shaped pots really pop off the neutral green of the house. Sun coleus is an annual that comes in lots of fun and interesting colors including red, orange, lime green, purple and more.

In addition to working on my seven garden areas this summer, I've decided to take on planting vegetables and herbs. I'm so excited about this new venture! I've learned over the last few years that I have a green thumb and a passion for gardening! I really enjoy checking my gardens every day to see how much my plants have grown and blossomed. I plan on posting before and after pictures for each of my gardens and will do the same for the vegetable container gardening. I can't wait to get some veggies and herbs planted and eventually, harvested! On the menu: tomatoes, cucumbers, peppers, lettuce, broccoli, kale, basil, pineapple mint and more. Wish me luck!

Household Tips

To neatly open a sealed envelope - Put it in the freezer for a few hours, then slide a knife under the flap. The envelope can then be resealed. Hmm...
~
Use empty toilet paper rolls to store appliance cords. It keeps them neat and you can write on the roll what appliance it belongs to.
~
For icy door steps in freezing temperatures- Get warm water and put Dawn dish washing liquid in it. Pour it all over the steps. They won't refreeze!
~
To remove old wax from a glass candle holder, put it in the freezer for a few hours. Then take the candle holder out and turn it upside down. The wax will fall right out!
~
Crayon marks on your walls? Try a damp rag dipped in baking soda. Comes off with little effort (elbow grease that is!).
~
Blood stains on clothes? Not to worry! Just pour a little hydrogen peroxide on a cloth and proceed to wipe off every drop of blood. Works every time!
~
Use vertical strokes when washing windows outside and horizontal for inside windows. This way you can tell which side has the streaks. Straight vinegar will get outside windows really clean. Don't wash windows on a sunny day. They will dry too quickly and will probably streak.
~
Spray a bit of perfume on the light bulb in any room to create a lovely a light scent in each room when the light is turned on.
~
Place fabric softener sheets in dresser drawers and your clothes will smell freshly washed for weeks to come. You can also do this with linens.
~
Candles will last a lot longer if placed in the freezer for at least 3 hours prior to burning.
~
To clean artificial flowers, pour some salt into a paper bag and add the flowers. Shake vigorously as the salt will absorb all the dust and dirt and leave your artificial flowers looking like new! Works like a charm!
~
To easily remove burnt on food from your skillet, simply add a drop or two of dish soap and enough water to cover bottom of pan, and bring to a boil on stove top.
~

First Time Home Buyer Seminar

The first time home buyer seminar I did this Saturday was a success! It was warm and sunny out, the grass was green and freshly cut and flowers and trees were in bloom. We had wine, cheese and crackers as well as goody bags. I had a great turnout and kept busy the entire day! I'll be writing an offer next week on one of the studios AND also picked up a buyer or two! Thanks so much to Cindy and Kevin Laffey of Mid America Mortgage for hosting the event. There were a lot of buyers that had mortgage questions and Cindy and Kevin did a great job of answering any questions and concerns in an easy-to-understand way. They also made great flyers on different payment scenarios that was a big hit with the buyers. I currently have 2 condos under contract, 1 in the works, 1 offer coming from an agent next week and am writing yet another offer on Thursday! It's going to be a great spring!

PAYOFF: This give the buyer an idea of how the space can be used.

WHAT SELLS A HOUSE BEST: Hardwoods like oak ($10 a linear foot) and mahogany ($12) are sturdier and more appealing to buyers than cheaper fiberboard and particleboard (both $15 per eight-foot piece).Fixed shelves are beloved by realtors and designers for their clean look. Read: no unsightly brackets.
But there's also a case for adjustable. "Some people will have vases, others books," says New York City interior designer Chris Coleman. "This gives the buyer some flexibility." As for color, aim for innocuous - natural woods or woods painted off-white or beige are best.

YOU NEED: Precut wood, drill, bit, brackets and rails or shelf clips and a handsaw

THE BASIC JOB: You'll spend the most time screwing brackets and uprights into the wall.

$8,000 Tax Credit for First Time Home Buyers

GREAT NEWS! Aspiring home owners now have one more incentive to get into their first home this year: a government tax credit of up to $8,000!

A home is one of the important purchases many of us will ever make. And the costs of a new home do not stop at the closing table. Once you move in, there is the purchase of new furniture, renovations and remodeling, and other unexpected expenses that can crop up and put a dent in your pocket book. This new tax credit can help ease the transition and help cover the new expenses that come with home ownership. And this tax credit does not have to be repaid, as long as you live in your new home for at least three years after purchase.

This tax credit is part of the American Recovery and Reinvestment Act of 2009. Enacted on February 17, 2009, the tax credit is designed to stimulate the economy and housing market.

Who Qualifies? This tax credit is designed for first-time home buyers only. A first-time home buyer is anyone who has not owned a principle residence at any time during the three-year period leading up to the purchase of the home.

You may qualify for the tax credit if you are a first-time home buyer purchasing a home - new or resale - between January 1, 2009, and December 1, 2009. All types of homes qualify for the credit, including single-family, townhomes, and condominiums, as long as the property purchased will be used as a primary residence.

The amount of the tax credit is up to 10% of the purchase price of the home with a maximum of $8,000. Single taxpayers with incomes of up to $75,000 and married taxpayers with incomes of up to $150,000 can qualify for the full tax credit. You may qualify for a partial tax credit if your income is greater than $75,000 to $95,000 for a single taxpayer and $150,000 to $170,000 for married taxpayers filing a joint return.

DO THIS IF... You're selling soon. You won't recoup the cost of fully replacing shabby cabinets with new ones (that's $5,000 and up). Refacing them is harder and costly too ($1,000-plus). A coat of paint, on the other hand, can cheaply do a lot to spiff up what you have, even if it's a bit of a cosmetic fix. "Over the long run, it'll chip and wear," cautions contractor Berlin. But hey, that's someone else's problem.

PAYOFF: "If buyers like your kitchen, they will go through the rest of the home," says Davis.

WHAT SELLS A HOUSE BEST: Neutral colors like white or brown, suggests Berlin

YOU NEED: Drill, bits, tarp, sandpaper, primer, oil-based or latex acrylic paint or stain, paintbrushes (avoid rollers because they can add unwanted texture) and knobs

THE BASIC JOB: On the first day, you'll remove the cabinets, sand them and apply primer. Wake up the next morning and paint or stain. Add fresh hardware to make them look brand new.

This is the first of a series of great home improvement tips.
THE ENTRYWAY- TILE THE FLOOR.
DO THIS IF... Your neighbors all have tile entries and you don't. And definitely if you have carpeting or linoleum, says carpenter Rick Crowe of Albany, N.Y. "The cheapest ceramic tile has more curb appeal than the most expensive linoleum."

PAYOFF: A buyer's first impression will be a good one. "Tile makes a house look worth something," says Adam Berlin, a contractor in Littleton, Colo. and host of DIY network's Sweat Equity.

WHAT SELLS A HOUSE BEST: Anything that looks like stone, says Berlin. "Natural stone is timeless - everybody wanted it 2,000 years ago in Rome, everybody wants it now."
It's also pricey ($4 and up per square foot);porcelain is a durable, cheaper alternative ($2.50 and up) that can look similar.

YOU NEED: Tiles, spacers, adhesive, notched trowel, grout, sealer and plywood

THE BASIC JOB: You must pull up the old flooring and install a layer of plywood. Then glue, grout and seal. The hardest part is cutting the tile, which you'll likely have to do around borders. Ask the tile store if it provides this service for free.

TIP: Go for six-inch tiles or bigger. The less grouting there is, the easier cleanup will be.

Happy New Year! I'm really excited about making 2009 a great year! I am already off to a great start with a condo project on the plaza as well as one downtown in addition to other listings and buyers I'm working on. I just submitted an offer for my first time homebuyers and am confident that we'll get the house! They are a great couple and I can't wait to hand them the keys to their new home! Rates are at an all time low right now and there are great deals out there- it's a win-win for buyers! And for those sellers out there- this is good news for you too because the low rates are definitely encouraging buyers to get out there and make offers!
